Newmarket Precinct, is an upmarket, mixed-use development node situated in Alberton, spanning 77 hectares of prime land, where the old Newmarket Racecourse used to be. Rejem Property Development (Pty) Ltd and Linton Projects (Pty) Ltd established the Rejem-Linton Joint Venture to develop this central node into one of the larger Alberton's most sought after locations for businesses to thrive. This venture brought forward the MediMix at Newmarket medical building which boasts various healthcare practitioners which will operate in conjunction with the services offered by the Netcare Alberton Hospital which is under construction.
To date, Newmarket Precinct has become the home of many well-known brands and businesses – largest of which is the impressive 42 000 m2 Mall at Newmarket, featuring anchor tenants such as Checkers Hyper, Food Lover's Market, Virgin Active Gym, Builder's Warehouse and Dis-Chem. The development also includes South Africa's first secured Decathlon, a massive retail sporting goods store making sport accessories and merchandise accessible to all.
Adding to the precinct's bulk retail offering is the mega 19 000 m2 Makro – one of the largest Makro’s in South Africa. Pegasus at Newmarket is a home improvement centre, with a variety of home improvement shops including a Tiger Wheel & Tyre. The new headquarters for NuPay, a transaction service provider, is also located in the bustling Newmarket Precinct.
A vision of health
When Rejem-Linton JV envisioned the development of the land, one of the key elements they focused on was promoting the health of the larger Alberton community. With this goal in mind, construction commenced during the latter part of 2019 on the Netcare Alberton Hospital, effectively constituting a relocation of the very successful Netcare Union and the Netcare Clinton hospitals, aiming to open beginning of 2022. This will be a world-class Netcare facility, with some 400 beds, 13 theatres and a level one Emergency Department. In keeping with the Newmarket Precinct's commitment to incorporate beautiful, lush landscaping, the hospital is designed with green technology to reduce its energy consumption and overall impact on the environment.
Adding health to the mix
The most exciting recent addition to the precinct is the planned development of MediMix at Newmarket – an ancillary medical building. This building will be located immediately adjacent to the Netcare Alberton Hospital, connected by a fully-enclosed link bridge, enabling easy, free-flowing access between the hospital and this building.
The MediMix building affords countless opportunities to healthcare practitioners across various fields in a state-of-the-art facility, and which includes a 24-bed, three theatre day hospital, and with a planned 32-bed rehab facility to follow. Thus far, suites have been allocated to practitioners in the field of radiology, renal dialysis, pathology, physiotherapy, audiology, dietetics, biokinetics and prosthetics. Currently there are still opportunities for healthcare practitioners, including amongst others, psychologists, psychiatrists, chiropractors, dentists, ophthalmologists, and many more, including for a pharmacy practice to join the growing ranks of experts and to form part of this industry changing facility.
Planning is advanced for the incorporation of 12 fully-furnished apartments, providing convenient overnight accommodation for family members visiting to be close to their loved ones.
Construction of the MediMix building is planned to commence during the last quarter of 2020, with the opening scheduled to coincide with the opening of the Netcare Alberton Hospital.
